Viva Residence – Block C3

Overview

Address: Drumul Jilavei nr. 38–40, Sector 4, Bucharest

Block C3 represents a new development phase within the Viva Residence – Metalurgiei Park Phase 2 project, located in the rapidly developing southern area of Bucharest. Designed according to modern sustainability principles, the building integrates renewable energy solutions, efficient mechanical systems, and durable materials to ensure long-term comfort, safety, and energy efficiency for residents.

Renewable Energy and Sustainable Systems

Photovoltaic panels are installed on the rooftop of Block C3 to capture solar energy and supply electricity to all common areas of the building, including lighting, elevators, and stairwells. This renewable energy system contributes to the reduction of the building’s overall carbon footprint and operational energy costs.

The development also provides dedicated charging stations for plug-in hybrid and electric vehicles (PHEV and EV), encouraging the use of sustainable mobility solutions and supporting the transition toward cleaner transportation.

The façade design includes partially ventilated sections, improving thermal performance and reducing heat transfer, thereby enhancing both energy efficiency and durability.

Building Systems and Material Specifications

Block C3 is equipped with a centralized heating plant, with each apartment connected through a Module Termo-Hidraulic (MTH) that allows individual control and monitoring of heat consumption.

Walls are built using 30 cm YTONG masonry for the exterior and 12 cm for the interior, providing excellent thermal insulation, structural stability, and soundproofing between units.

Each unit benefits from underfloor heating and pre-installed air conditioning infrastructure, ensuring uniform comfort throughout the year.

Ceiling finishes include Barisol stretch ceiling systems, which combine modern design aesthetics with functional advantages such as easy maintenance and integrated lighting solutions.

Window assemblies utilize high-performance PVC profiles (Rehau/Salamander) with triple-glazed glass, ensuring superior acoustic and thermal insulation.

Structure and Architectural Configuration

The building features a Ground Floor + 9 Floors (P+9E) configuration, with a reinforced concrete structural system composed of columns, beams, and shear walls. Internal partitions are executed using masonry, and all surfaces are finished with mechanized plastering (Baumit system) for uniform quality and durability.

Exterior façades combine textured finishes and ventilated panels, creating a contemporary appearance aligned with the overall design vision of the Metalurgiei Park residential area.

Unit Typology and Parking

Block C3 includes a wide range of residential options, from studio apartments to two-, three-, and four-room units, complemented by storage rooms (boxe) and covered parking spaces located within the complex.

All apartments are designed for optimal space efficiency, natural light, and functional layouts, combining comfort and sustainability through intelligent architectural planning.

Security and Infrastructure

The building benefits from an exterior video surveillance system that ensures permanent monitoring of access areas and parking zones.

All utility connections are ensured through Enel (electricity)Distrigaz Sud (natural gas), and Apa Nova (water and sewage). Internal circulation routes are asphalted, illuminated, and designed for smooth access.

Location and Accessibility

Located on Drumul Jilavei 38–40Viva Residence – Block C3 enjoys an excellent position within the Metalurgiei Park district, providing quick access to Drumul BineluiBulevardul Metalurgiei, and Turnu Măgurele.

The area benefits from proximity to major retail centers (Auchan, Lidl, Kaufland, Metro, Selgros, Jumbo, Carrefour Grand Arena), public transport connections (STB routes and nearby Dimitrie Leonida and Apărătorii Patriei metro stations), as well as schools, parks, and recreational spaces.

Viva Residence – Block C3 embodies the next generation of sustainable urban living in Bucharest’s southern area, combining renewable energy systems, efficient thermal management through MTH modules, high-quality materials, and smart comfort technologies. Its design and technical specifications reflect a balanced integration of modern architecture and environmental responsibility.
