Express Park View Residence achieves Green Homes pre-certification

Express Park View Residence, located at 23 Drumul Binelui, Sector 4, Bucharest, has received Green Homes pre-certification from the Romania Green Building Council (RoGBC). The development comprises two buildings (basement, ground floor and 6 upper floors) with 154 apartments: studios and 2, 3 and 4-room units. It also includes 184 parking spaces, 70 of them underground, and 1,910 m² of green space.

Energy performance

Building 1 is rated Energy Class A and meets nZEB requirements. Primary energy use is 89.2 kWh/m²·year, with emissions of 11.8 kg CO₂/m²·year.

Each apartment has its own air-to-water heat pump instead of a conventional gas boiler. The heat pump provides underfloor heating, cooling and domestic hot water through separate circuits. Every room has its own thermostat, and the system can be controlled remotely from a mobile app.

For fresh air, apartments are fitted with heat recovery units installed in the external living-room wall: one unit in 2-room apartments and two in 3-room apartments. This keeps the air fresh without opening windows, which keeps out dust and limits heat loss.

Photovoltaic panels on the roof of each building cover the electricity used in common areas. Water and electricity are metered individually for every apartment.

Building envelope

The structure is a reinforced concrete frame with 30 cm aerated concrete block (BCA) masonry for external walls and walls between apartments. The façade is partially ventilated, with 15 cm of insulation. Windows are Salamander 6-chamber PVC frames with triple glazing and Roto hardware. The non-accessible flat roof has 25 cm of insulation.

What Green Homes certification brings
In the preliminary assessment, the project confirmed 54 points, above the 50-point threshold for the Certified level. The developer is working on a further 29 points for final certification.

Committed measures include:

• a waste sorting station for at least three waste streams, plus a composting area for organic waste;
• rainwater collection for irrigating the green areas;
• low-VOC paints;
• biophilic design elements in common areas (wood, natural stone, a green wall);
• radon and indoor air quality testing before apartments are handed over.

Final certification is awarded after construction completion, based on an on-site verification of all committed criteria. Buyers of homes in Green Homes projects can access green mortgages from the programme’s partner banks.
