Vienna Parkside Residence is a large residential development in southern Bucharest, certified Green Homes EXCELLENT at 101 points, with full EU Taxonomy alignment.
The project is fully electrified at apartment level. Heating, domestic hot water, and cooking all run on electricity, which removes gas-related emissions and the indoor safety issues that come with them. Each apartment has its own photovoltaic module, so residents generate part of their own electricity and operate as prosumers. Roughly 30% of the building’s energy demand is covered from on-site renewables.
The envelope is built around two priorities: low operational energy and durability. Egcobox elements at the balconies break the thermal bridges in one of the most demanding parts of the structure, with the side benefit of better acoustic separation and a lower condensation risk. Every apartment has heat-recovery ventilation, so air is exchanged continuously without the losses of window ventilation. Primary energy use and CO₂ emissions land comfortably within nZEB limits.
Water efficiency works at two levels. Rainwater is collected and reused for landscape irrigation, and sanitary fittings are low-flow throughout. During construction, the waste plan prioritised diversion and reuse — wood off-cuts, for example, were recovered for landscape and community installations instead of going to skip.
The landscape is more than ground cover. Plantings mix local species (linden, birch, ornamental Prunus serrulata ‘Kanzan’) with shrubs, groundcover, and pollinator-friendly herbs like lavender. Bird and insect houses are integrated into the scheme, and a community garden gives residents a place to grow things — and to meet each other. Drought-tolerant species, mulching, and dense planting reduce irrigation needs; rainwater reuse closes the loop.
Mobility is part of the design, not an afterthought. The site has 30 EV charging stations and dedicated bicycle parking. The location does most of the heavy lifting: public transport, schools, kindergartens, and Tudor Arghezi Park are all within walking distance, which makes a low-car lifestyle realistic in everyday use rather than on paper.
Vienna Parkside Residence is a useful working example of what Green Homes EXCELLENT looks like at urban-residential scale: an electrified concept, on-site PV, water reuse, real biodiversity measures, and a walkable setting, delivered at a price point that keeps the apartments accessible.
